How to judge roofing work

A roof is the one system that protects every other part of a building, which is why the way a contractor inspects matters more than the brochure. A thorough look covers flashing, penetrations, valleys and decking — not just the field of shingles — because that is where water actually finds its way in.

Roof lifespan depends more on installation quality and attic ventilation than on the material alone. Poor ventilation cooks shingles from underneath, and incorrect nailing patterns void many manufacturer warranties. The useful questions to ask any roofer are about process and sequence, not only price.

Typical lifespan ranges by roofing material (industry averages; actual life depends on climate, ventilation and installation quality)
MaterialTypical lifespanNotes
Asphalt shingle15–30 yearsMost common; ventilation strongly affects service life
Metal40–70 yearsStanding seam generally outlasts exposed-fastener panels
Clay or concrete tile50–100 yearsUnderlayment usually needs renewal sooner than the tile
Slate75–150 yearsWeight requires adequate framing capacity
Single-ply membrane (flat)20–30 yearsSeams and terminations are the usual failure points

What customers say

I had a great experience with Cupcake from start to finish. The entire process was smooth, professional, and easy. I really appreciated that they have one main phone number that connects you with any member of their team, and every time I reached out, I received a prompt response. When I decided to reduce the number of windows I wanted installed, there was absolutely no pressure to stick with my original, more expensive order. They were understanding and worked with my budget, which I truly appreciated. Their upfront pricing was accurate, and my final cost actually came in lower than the original estimate. On installation day, the crew arrived on time, worked efficiently, and completed the job in about three hours. They were hardworking, professional, and cleaned up as they went. The finished windows look fantastic, and the quality of the installation exceeded my expectations. I highly recommend Cupcake to anyone looking for new windows. Phil and Tim were both excellent to work with, and they made the entire experience a positive one.

I highly recommend using Cupcake Home Improvements, especially with Matt Koger. From our 1st meeting, Matt was very professional, friendly, and knowledgeable. I was impressed on how much he knew about roof repairs and the how to deal with insurance companies. I felt comfortable with him coming to my house several times whether it was to discuss about roof shingles colors or about financing the project. Never felt pressured or rushed in making my decisions. He would even go out his way to ask his boss about how Cupcake could help out a single newly retired person financially. He went that extra mile to help me out. Very affordable. The crew was on time, professional, and courteous. They worked all day and into early evening to make sure the project was done. They left my property clean. The next day, someone from the Cupcake team came to review and inspect the roof repairs and to ensure all nails and trash was picked up. Very impressed with the quality and look of my new roof. I feel secured that the job was done properly. Cupcake Team did an AMAZING job and am VERY happy with Matt Koger's expertise advice and suggestions. I suggest you give Cupcake Home Improvements a call for your next home repairs.

What a great company, the work they did for my wife and me, and our little 1,250 SF home in South Austin was truly amazing! We had all our windows and siding done with this group. The house was built in 1968, so once the house was opened up, it needed a bunch more care than what was anticipated. These guys were not only exceedingly talented and very professional, they were as hard working a group as you'll find. I have nothing negative to say about the services of the people throughout the company; from sales to installation to management. The only concern might be the costs, but because of the excellent service, and highest level of materials and professionalism, they deserve the chance and opportunity for at minimum a conversation for anyone who is in need of these types of home improvements services. I would (and have already) recommend these folks to anyone that is in the market.
